PPPP is a platform and mathematical model with a logical structure, which explains the process of Project Management, maintained by Project Manager (PM) in RE. It is for already operating real estate brokers and for new comers in this field, who recognize the real estate sector like their field of realization. By following the steps, provided by Daniel Dobrev, we shall learn how to improve our skills, wither we work for ourselves or for somebody else.
This new element which depicts us as a PM is a P.
Uniqueness of PPPP:
- Includes all the phases of the project management from the very beginning to completion. All aspects are covered , because if one important detail the P. cannot be realized smoothly and in the time frames of the financial framework. Emphasis is on the preparation validation of the P. before a Business plan is created, which many scholarships think is the 0 phase of the P. Every PM can input his experience to add and develop PPPP, thus it becomes more vivid and place/time specified.
In this video we will only point out the basic elements and crucial points of PPPP. Details will be given separately in our courses.
This is a general layer for the RE sector. The Second layer is small group discussions on special types of RE projects in special regions The. third layer is an individual case approach (coaching).
Basic elements of general PPPP:
1. Definitions.
2. Preparatory phase.
3. Executing phase and finalization of the P.
What is the Project? How to create an idea for the project, starting from ideas and common things in our everyday life.
Why to projectize our lives, and why projects give a content of our existing… Philosophy? No, not at all, this is the reality and not a virtual reality. The Project creates the Project Manager and our aim is to become a successful PM.
In front of PM in RE:
- How many Ps can a person realize in one’s life?
- Previous Ps. – yes or no?
- Competition of projects?
- Size/Scope of the P.?
- Are we ashamed/ afraid of a P.?
We explain the figures of Project Supporter (a Person/ People selected by the PM to support the implementation of the P. in each of its phases and as a whole) and Investors. Explain the differences between them and their separate role in project management. Especially this difference make sense in RE projects. To follow we will concentrate exactly in communication with PS.
PS is different from: - Influencers; - Agitators; - Inspirations; - Intermediaries;
By using PS you optimize the P.
The originality of PPPP is an implementation of the figure of Difference of Levels (together with Dynamic and Static part of the P. that we will analyze later). This is a unique characteristic which defers your Project from others. There is a mathematical formula for calculating DoL, but most importantly are practical hints how to define it.
DoL is a Difference between the level of the business when the P. is realized and the level before P. was realized.
DoL is missing point as a product or service in the specified place/ country and to apply it as a project implementation in the selected location for the realization of the P. by the PM with the highest added value at the most appropriate time.
Give an answer of the questions in RE that other project management theories do not:
- Where to realize the P.;- When exactly to realize it;- How – by the new company, or by using already existing entity (career development).
After explaining the main definitions and focal points of PPPP is coming the time to explain 3 phases of the Project. They are:
1. Preparation phase;
2. Execution phase;
3. Final phase.
PREPOARATION starts with the PASSPORT OF THE P., which includes: - a P. fully understood with its functional characteristics, as indicated above in the definition section : - the highest possible DoL generated; - defined time and place for the realization of the P. This document is for the PM only, to clarify the things he was summarized to this moment and to make a rough plan upfront.
In the preparation phase we will concentrate on Resources. There are 4 types: - financial; - HR; - legal; - others. Financial Resources (F). Approaches in RE: - From the most difficult to the easiest as a choice of financial resource. It means that the procedure to use one financial resource might be longer and more complicated, but it worth to try with it instead of filling application forms of advertised sources (Easy can be expensive!); - From outside to inside (international resources are generally cheaper); - From the larger value to the smaller one; - Blending of methods (use couple of available resources, mixed by the RE manager); - Compliance with the current situation and its use in favor of the PM (Availing from the economic situation on a global and national scale. Making use of the state of the banking and financial system – liquidity, macro framework, etc. This is done in order to obtain financial conditions by claiming the uniqueness of the project and falling into the target group for priority funding (Government/Municipality policies or those of the relevant institutions/ banks).
Human resources (HR): This is the human resource needed as a project team to fulfill the objectives defined by the project in its various phases. - Complex approach in choosing HR. (This means a cluster approach and the initial structuring of sub-teams with the respective leaders. After that, they themselves offer nests of additional employees if needed. However, key specialists are functionally needed); - Outsourcing of M. (The advantage is that there is no risk in the management of resources, but the performance of a result)
Legal resources (L).
- Regulatory base (what legal form to choose to act, if there are some restrictions from the legal point of view, to avoid ttem initially); - Institutions (related to the RE regulations directly, or indirectly, how they cooperate each other); - Availability of e-services/ e-government; - Other regulatory resources (Accumulated moral, religious and behavioral forms in the society or in separate social groups, which are key for the realization of the P.)
Other resources (O).
- Geopolitical (The position and shape of the country in terms of project implementation in the region and the world. Static and dynamic assessment of the situation (over time and with assessment of future development); - Climate changes and migration waves; - Infrastructure (internal, international connectivity, natural resources); - Folk psychology and emotions neglected from many PM in RE, but very important of acceptance of new settlers or new RE ideas).
we conclude with resources, two final documents in the Preparatory Phase:
BUSINESS PLAN (BP).
The preparatory phase ends with the preparation of the BP. Two main elements are evaluated here: - DoL; - budget characteristics (rate of return on investment plus total cash flow taking into account each element).
The BP includes: - Legal analysis of the P.; - Economic analysis of the P. (justification of the need for realization of the P. at this place and at this time); - Analysis of the competitive environment; - SWOT analysis, which is a repetition of the above risk analysis, but to a lesser extent and made by other experts independent of the PM (the company engaged in the development of the business plan); - final financial analysis (with the elements above), consisting of three scenarios: - optimistic, realistic, and pessimistic. The so-called Cash Flow.
It is best to entrust the development of the Business Plan to a professional agency. How to make this choice: - Local or foreign. It depends on the positioning of the P. and the desire to attract a stable investor (the latter believe established agencies in the top 10 list of audit agencies). The signature on the BP of a recognized person from the respective company means approval of the RoI and IRR. This is a guarantee for the realization of the P.; - General or specialized. The rule is for a specialized one to be selected, unless it is a matter of certain Ps. In this case only specialized agencies, defined by the specific field (military, security, research projects) or by a specific certification bodies/ institutes are accepted.
EXECUTION of the Project. Here we are implementing:
DYNAMIC PART (D)
D. is a lever for advancing the P. which unites the dynamic elements of its partial and full realization and the achievement of the project goals. D. is most often likened to the human factor, which we involve to support the P. or the PS (from above).
Generally all the P/Ps are realized by people. Support, part, disseminate. Here we are talking not about the staff of the P., but supporters or Supporter. Without them the P. can be realized, but it will be slow, not efficient, formal with no content. This part is an active part of PPPP that every PM has to give his best. Not to stop to communicate with the aim to find suitable/right person/s for our P/Ps.
STATIC PART (S.)
S. is a lever for advancing the P., which unites all static, infrastructural elements, other than the D., for the partial and complete project realization. In other words, everything without the human factor. It includes (not exhaustively): financial macro framework; - legal framework; - organizational structure of the supporting environment for project development; - policy framework; - social environment; - changes in all of them.
S. is equal to resources in a preparation phase in a new role. Which are they: Folk psychology in general; Individual elements, present in most citizens; Institutional architecture.
In PPPP I will teach you how to use D, and S, to speed up your RE P. To make a balance and to use every single element of them.
The last phase of project management is a FINALIZATION/DISSEMINATION of the results of the P.
- Completion
- Control
- Guarantees.
